OTX Logistics and PVH Europe sign lease for Abc Square at Schiphol Trade Park
OTX Logistics and PVH Europe will be the first tenants of Amsterdam Business Campus Square – in short Abc Square – making them the first companies to establish themselves at Schiphol Trade Park near the A4 motorway at Hoofddorp.
Abc Square, developed by Delta Development Group and VolkerWessels Logistics Development, comprises 37,000 m² of high-quality industrial units, offices and multifunctional spaces. The western side of the building houses large-scale industrial units for production, storage and logistics. The building is not connected to the gas network but is all-electric, with the 25,000 m² solar roof ensuring it is self-sufficient in terms of energy.
OTX Logistics and PVH Europe are the first tenants at Schiphol Trade Park expressly looking for the added value of a sustainable solution to their logistics needs. As from the end of 2019 OTX Logistics will be renting an area of 14,400 m² with PVH Europe following in the second quarter of 2020 with 7,000 m².
OTX Logistics is an international provider of logistics services with over 50 offices in 16 countries worldwide. OTX Logistics specialises in sectors including fashion and lifestyle. Abc Square dovetails perfectly with the company’s CSR profile, in which reducing carbon emissions is a major spearhead.
PVH Corp. is one of the largest clothing companies in the world with high-profile brands such as Tommy Hilfiger, Calvin Klein and IZOD. The company has around 38,000 employees and operates in 40 countries. Being energy-positive and Cradle-to-Cradle optimised Abc Square is consistent with the ambition of PVH to make its products circular. In addition PVH has committed to using only energy from renewable sources by 2030.
Three units still remain available in the building. The units each with an area of 4,000 m², can be linked and used flexibly, for example as a showroom, test room, production facility or office. This means the premises are appealing for a wide group of users, from logistic services providers and regional trading companies to fashion and high-tech companies.
Hangos Real Estate acted as adviser to the tenants, with Abc Square being advised by Van Gool Elburg and Cushman & Wakefield. Abc Square will be transferred to a fund managed by Barings Core Fund Transaction Sàrl., which will include it in its portfolio following completion.
Delta Development Group
Established in 1988, Delta Development Group operates as an independent project developer in the real estate market, mainly in the Netherlands and Germany. Since 2003 Delta has operated exclusively based on the circular cradle-to cradle (C2C) philosophy. The projects developed by Delta prove that C2C is a realistic business model offering attractive economic returns. The concept is interesting to users because people have been shown to be more productive in a cradle-to-cradle optimised environment. The projects are characterised by the use of healthy (circular) building materials, abundant daylight, lush greenery and pleasant acoustics. It goes without saying that the supply of water and energy is sustainable.
